SELLER'S INFORMATION

I would appreciate the opportunity to help you sell your current home. If you are currently working with another broker to sell your home, this is not a solicitation for your business. If your home is located in the Phoenix Metropolitan area, I will assist you directly in the marketing of your home. If your home is located outside of the area, I will assist you in finding a local real estate agent familiar with your local conditions. And if after selling your home, your goal is to own a home in Phoenix Metropolitan area, I will assist you directly. For more information relevant to buyers see my Buyer Information page. As a seller's agent, I can provide you with information with which to make your decision of what price you want to list your home an informed decision. The first step, after reviewing your property, is to perform a Comparative Market Analysis (CMA) on your existing home. And, as seller's agent, I will assist you in negotiating with potential buyers, buyer's agents, home inspectors, title insurance/escrow companies, and dealing with the paper work. Additional information is provided in the Listing Agreement and Agency Disclosure forms.

And, don't forget trying to sell your property yourself can result in a lower net to the seller as well as expensive pitfalls. In studies, by the National Association of Realtors, it has been found that on the average for sale by owner (FSBO) property sales result in a lower net (sales price less expenses) to the seller and longer on-the-market times. A very large percentage of for sale by owner marketing's end up being turned over to real estate agents after the owner has wasted a couple of months and considerable effort and money advertising the property. Listing with the agent with the lowest commission can also result in a lower net and longer on market times.

Deal with a professional. The state requires a certain level of training to acquire and maintain a real estate license. But only about half of those meeting the minimum qualifications for state licensing join and swear to uphold the Code of Ethics of National Association of Realtors, and Arizona Association of Realtors and Southeast Valley Regional Association of Realtors organizations. Of the members of the National Association of Realtors, only a minority spends the time and money to complete the training for a designation, or certification. When you are looking for someone to handle the largest sales of your life, choose someone who has more education and training than the average licensed agent. Choose me. I have a BS degree and a MBA. I am a Realtor®, member of the National Association of Realtors. And, I have completed significantly more hours of post licensing training than required by the state.
